Water damage restoration in Lake Dallas TX: what to do first
Shut off the water. For a supply line or toilet, use the valve behind the fixture. For anything bigger, close the main valve near the meter box by the curb. If water has reached outlets or cords, switch off those breakers from a dry spot.
Next, call (940) 274-9880. A person answers, not a machine. We aim to put a crew at your door in about 60 minutes across most of Denton County, and Lake Dallas is one of the shorter drives from our Denton base.
Once we arrive, we find the wet areas with meters and a thermal camera, extract standing water, and set up dehumidifiers and air movers. Most houses reach dry standard in 3 to 5 days. After that, the same team can replace drywall, trim, and flooring.
Local risk
Why water damage happens in Lake Dallas
A small lake town with mostly 1980s to 2000s houses has a pattern of its own.
Houses in the 20 to 45 year range
Census figures put the median Lake Dallas home at 1998. About 39% went up between 1980 and 1999, and roughly a third between 2000 and 2009. Original water heaters, washer hoses, and shower pans from those years are now common failure points.
Humid air off Lewisville Lake
The town sits right on the lake’s shoreline. Summer air near open water carries a heavy moisture load, which slows drying and helps mold take hold on wet drywall. We size dehumidifiers for that, not just the square footage.
Clay soil under slab floors
Most homes here are single-family houses on concrete slabs over expansive clay. The soil swells when wet and shrinks in drought, which stresses pipes under the slab and can open slow leaks you never see.
Freezes, hail, and spring storms
Winter Storm Uri in February 2021 split pipes in attics and outside walls all over North Texas. Spring brings hail and hard rain that find weak roof spots, flashing, and windows. Runoff can also push into garages on low lots.

A town named for a lake
How the old reservoir shaped Lake Dallas
The town started out as French Settlement in 1852 and took the name Garza when the Dallas and Wichita Railway came through in 1881. After the Garza Dam created the first Lake Dallas in 1927, residents renamed their town after it.
That first lake was Dallas’ main water supply for about 31 years. The Corps of Engineers then built Lewisville Dam, finished in 1955, and the bigger reservoir swallowed the original lake. The town kept the old name.
Why it matters for water damage: a lot of the town sits close to the shoreline, where damp air lingers. The lake itself rarely floods houses, but low lots and drainage paths toward the water collect runoff after heavy storms.

How we work
Our water damage restoration process in Lake Dallas
Answer and dispatch
A live dispatcher takes the call, helps you find the shutoff, and sends the closest truck with extraction and drying gear.
Map the moisture
Meters and thermal imaging show where water traveled. We classify it as Category 1, 2, or 3 and set the drying plan.
Extract and remove
Extractors pull water from carpet, pad, and floors. Wet baseboards or drywall below the waterline come out when they cannot dry in place.
Dry and log
LGR dehumidifiers and air movers run while we record temperature, humidity, and material readings each day.
Rebuild
We replace drywall, paint, trim, cabinets, and flooring so the house looks like it did before the leak.

Housing age
What your build year says about hidden leaks
We use a home’s age to decide where to test first.
| Built | Share of Lake Dallas homes | Typical plumbing | Where we look first |
|---|---|---|---|
| Before 1980 | About 15% | Galvanized steel, copper, cast iron drains | Corroded joints, drain leaks under the slab |
| 1980 to 1999 | About 39% | Copper, CPVC, some polybutylene | Water heaters, toilet supply lines, shower pans |
| 2000 to 2009 | About 33% | CPVC and early PEX | Washer hoses, fridge ice maker lines, AC drain pans |
| 2010 and later | About 14% | PEX | Fittings, attic lines, window and roof flashing |
Shares are rounded from American Community Survey data for Lake Dallas. Remodels change the picture, so we always test.
Cost factors
What drives the cost of a Lake Dallas water job
We do not quote flat prices over the phone because no two losses are alike. These are the factors that move the number.
How far the water spread
One bathroom is a small job. Water that ran under walls into a hallway and bedroom means more extraction and more equipment days.
Type of water
Clean supply water is simplest. Gray water from a washer, or black water from a sewer line or outside flooding, needs removal and disinfection.
Materials that got wet
Carpet over slab often dries in place. Hardwood, laminate, cabinets, and insulation take more time or need replacing.
Time matters most. Water left for 2 or 3 days can wick higher into walls and start mold growth, which adds cost. For a rough range before we visit, try our water damage cost calculator.
Insurance
Filing a water damage claim from Lake Dallas
Coverage depends on your policy. A typical HO-3 homeowners policy covers sudden and accidental water release, such as a burst supply line or a failed water heater. It generally excludes rising floodwater, slow leaks that went on for weeks, and sewer backup unless you bought that endorsement.
- Take photos now. Capture the source, the water, and damaged items before anything moves.
- Open the claim. Call your carrier, get a claim number, and ask what your deductible is.
- Keep damaged items. Adjusters may want to see flooring or furniture before it goes to the curb.
- Let us document. You get moisture maps, daily logs, photos, and an itemized estimate adjusters know how to read.
Every carrier is fine with us, and we can deal directly with your insurance company if you prefer. Our insurance claim coverage estimator gives a rough idea of what a policy might pay.

Neighborhoods and nearby areas
Covering Lake Dallas and the rest of the Lake Cities
Lake Dallas, Hickory Creek, Shady Shores, and Corinth share a fire department, and the first three share a water utility. We serve all four.
● Lake Dallas
Denton County · 75065
A mix of older houses near the original town, 1990s and 2000s subdivisions, and apartment buildings. About a quarter of homes sit in buildings with 5 or more units, so leaks between floors are a real concern.
● Hickory Creek
Denton County · 75065
Next door along I-35E, with about 4,700 residents at the 2020 census and mostly Lake Dallas ISD schools. Same water utility, same fire department, same drive time for our crews. Call the same number.
● Shady Shores
Denton County
A small lakeside town on LCMUA water, protected by Lake Cities Fire. Homes near the shoreline face the same humidity and runoff issues as Lake Dallas, so our drying plans look similar.
Nearby cities with their own pages
Our trucks cover the whole I-35E corridor. See water damage restoration in Corinth next door, Denton about 10 miles north, Lewisville down the interstate to the south, and Little Elm, reached by the toll bridge across the lake.
Permits after a Lake Dallas water loss
Extraction and drying do not need a permit. Some repairs that come after might. The City of Lake Dallas Development Services department issues most residential and commercial permits, including plumbing, electrical, mechanical, and remodel work. A new water heater or rerouted plumbing usually falls in that group.
We will tell you when a repair on your job likely needs a permit, and the right trade can pull it. For background reading, see our guides on common causes of water damage and problems in older homes.
FAQ
Lake Dallas water damage questions
How quickly can a crew reach my Lake Dallas home?
We aim for about 60 minutes to most Lake Dallas addresses. Our base is in Denton, about 10 miles north on I-35E, and the dispatcher gives you a real arrival window when you call.
Do you also serve Hickory Creek and Shady Shores?
Yes. Both towns sit right next to Lake Dallas and share ZIP 75065 or the same utility and fire department. We handle water, fire, storm, and mold jobs there with the same crews.
Who do I call about my water main or meter?
Water and sewer in Lake Dallas come from the Lake Cities Municipal Utility Authority. Call them about a break on the public side of the meter. A leak on your side of the meter is your plumber’s job, and the water damage is ours.
Does living near Lewisville Lake make drying harder?
It can. Humid summer air near the water slows evaporation, so we bring more dehumidification and check readings every day until materials reach dry standard.
Will insurance cover water damage in my house?
Many sudden and accidental losses are covered, like a burst pipe or a failed supply line. Floodwater from outside needs a separate flood policy. We help you document the loss either way.
How long does the whole job take?
Drying usually runs 3 to 5 days. Repairs can add a few days to a few weeks depending on how much drywall, flooring, or cabinetry needs replacing.
Do you handle apartments and rental homes?
Yes. We can work for the owner or property manager, check units above and below the leak, and send the same photos and logs to everyone involved.
